Does anyone know the cost per square foot for building a custom, high end home @ Portland, Oregon Metro Area?

Not sure if this helps, but here is a "heat map" of the Portland area for existing homes on a $ per sq. ft. basis: http://www.zillow.com/heatmaps/Portland.htm

Based on this and depending on where youwant to live, it looks like a fairly high-end house will run $350-$450 per sq.ft. I’d say that building would push that price up another $50 per sq. ft.

I heard about this back around 1997, and i actually saw something like this being built in Elk Grove Village, IL
It supposedly is an actual, custom built home built in an old fashioned, victorian …sort of manner……..I cannot find any mention of this on the net, but it sounds plausible?
I always figured it was abandoned because of the on-coming recession of 2000

As far as home shopping, is it cheaper to buy one than to have one custom built?

I’m thinking about having one custom built in my own liking. The contractors who build homes in the subdivisions work too fast and don’t take any pride in their work.

It always costs more to build than to buy one already built. Mainly because when you build a house, it will have special details to suit your taste. And the homes that are built in subdivisions are usually TRACT homes. That is, homes that are built to look nice, but tend to lack the quality of a CUSTOM home. I had my home built to my taste and it did cost considerably more, but it is a much better built house, and I don’t have to worry about any little surprises. I was able to put in a lot of details that I normally would not have be able to get and also to make my home much more energy effiecient. If you can afford it, then build your dream, but if you can’t then look at qualitly of the house and not just the pretty picture.

I’m going to college and i decided that i want a rockin’ home audio system. i have a kenwood cd player and a sony reciever. but here’s the problem. the recievers minimum impedance is 8ohms. the subwoofers that I have are 4 ohm and so are the speakers. how do i rig my 3-way crossover so it makes them 8ohm?

subs should have only bass frequencies going to them, you should never hear vocals. my best advice would be go to a local car audio shop and inquire there. they should be able to help

When building a new custom home. how does payment work? do you have to take out a loan. who do you pay all the money to anyway the architect. or just everyone for everything. i know i sound kind of stupid right now, but if i were to build a 500 thousand dollar home i obviously wouldnt pay it all at once. how does it work

and land also. same for the land.

You buy the land, perhaps with a loan. Then you get a construction loan. If you are not experienced in this area, hire a general contractor, and make sure he is licensed, has good references, and check out places he was in charge of the construction of. If the original owner/builders are still living there, call or visit to ask how they liked the contractor. He will then handle the rest of the work, but make sure you check out all the subcontractors (subs). Make sure all permits have been "pulled." If you just sit back and let it happen, you will get what you deserve.

If you are using a custom design by an architect, you must make sure it will meet all local and state codes.

Don’t make a pest of yourself, but make sure everybody knows you’re watching.

Generally you have to pay materials up front as needed, and labor as due. Do not pay "half" or any figure not related to work done. Keep back enough at any point to have leverage to make sure any problems are corrected.

Expect to be "low-balled" by estimates, though enough construction people are still out of work, so you should be able to get good deals.

There are several books on the subject, some may be available at your library, some online at Amazon and other sellers.

1. Buy land
2. decide if you want to build from scrath on site or drop on a prefab; .
3. hire a contractor to build a foundation and set up utilities
4. Build a home or drop on a prefab (the prefab comppany will install it)
5. Hire a contractor to do the finish work int he prefab. (you can customize it form the factory or have it done after)

Pretty simple
