I just bought a cat condo how can I get the old cats scent off it?

August 6, 2010 - 1:49 pm 5 Comments

I just bought a slightly used cat condo for my kitten. I of course made sure to ask the previous ownwer if her cat was sick in anyway and she said no. SO now I have this huge cat condo and my kitten smells the old cat and is afraid of it. What can I do to clean it and make my kitty love it?
Or is there anything I can do to make my kitty less afraid of it?

Hi Krissy…consider a couple ideas:
(1) Nature’s Miracle Just for Cats is an enzyme neutralizer to remove all odours rather than cover them up it neutralizes them.
(2) catnip to rescent the cat condo and entice your little kitten. Most young kittens don’t respond to catnip until they are older than 6 months.

Generally time is the best way to help a cat get acclimated to a new piece of cat furniture or anything new as some cats are not comfortable with changes. By playing with your kitten’s favourite toys nearby the kitty condo and then closer towards it will also help speed up the comfort level. This is the technique we use to help our exotic cats become comfortable with changes or introducing new objects in their environment.

I live in a condo with electric stove. no way to vent to outside. is there a range hood i can buy?

August 6, 2010 - 1:46 pm 5 Comments

My condo is very old and there’s no way to vent to the outside since i’m on first floor and the kitchen is in front of condo with no outside access. when i use stove or oven, can’t get smoke or odors out of house. is there a range hood i can buy that would help? ideas? suggestions? Thanks!

They do have vent that recirculate the air and filter out to the room. I don’t think they will completely remove most of the smell, especially fish. We installed a large fan into the exhaust pipes for this one gentleman who had a similar problem He ran the pipe out to the garage and then twenty five feet to the outside. There should be a way for you, I would call a heating and ventilation guy to see what he can do

What is the difference between a townhome, condo, duplex, apartment, and a loft?

August 6, 2010 - 1:45 pm 2 Comments

Me and my boyfriend are looking for places to rent out and we were wondering if someone could tell us the difference between a townhome, a condo, a duplex, an apartment, and a loft?
Thanks.

Townhome- Usually it is 2 or more "homes" connected to each other. They can either be rented or you can own one.
Condo- Same thing as an apartment, but you own it instead of renting it.
Duplex- It is pretty much a house divided into 2 living quarters. Usually you share a car port/garage, and you share a yard. They are rented most of the time.
Apartment- I think you know what this is. lol.
Loft- To my knowledge is when they convert a building into a living space.

Edit: Well many living spaces, like an apartment building.

What are the good and bad things about getting a condo?

August 6, 2010 - 1:45 pm 50 Comments

We are thinking about getting a condo by the en dof this month but before we do I would like to know the benefits and the non-benefits of have a condo? What should we be looking forward too, with 2 kids?

I have lived in a condo my entire life and here’s my list of pros and cons:
PROs:
- little outdoor maintenance, no mowing lawns, shoveling snow, etc.
- Association is usually liable for large repairs, or repairs in common areas (plumbing inside walls, air ducts and furnace, etc.)
- Usually a lower cost to purchase a condo than to purchase the same sized house in the same area,
- easier to meet new neighbors
- A lot of associations include most of you bills in the association fee ( water, heat, maintenance), so you don’t have to send out as many bills every month
CONs:
- You may have some one living right next to you, under you or over you- they may be noisy to you or you (and the kids) may be noisy to them
- You have to share common areas with other people who may not be a neat/courteous as you are
- Condo associations may not always welcome pets
- You have to abide by the rules set up for you by the association
- Association fees may contain items that you don’t feel you want or need (cable T.V., subscriptions to newspapers, fitness room, etc.)
- You have little or no say in who is hired to do repairs and maintenance that the association is paying for.

What is the best way to market and advertise a condo unit for rent if my target is foreigners?

I am interested in proven methods of marketing a condo unit so that I can rent it out. I know that my target group is foreigners visiting the USA. What are the best ways to market it? How profitable is renting out a condo unit and which areas are most successful and profitable?

If you are going to sell your condo. How important are your condo reserves?

August 6, 2010 - 1:42 pm 3 Comments

If you are going to buy a condo, will the bank put a stop on the purchase because the condo reserves are low? I only thought your credit, income and affordability mattered.

It’s possible. The bank will also look at your debt when considering the loan.

Low condo reserves present the possibility of an increase in condo fees. Or even a special assessment. Which means the buyer could have an increase in debt that are beyond his/her control.

Who pays for water damage in a condo complex?

August 6, 2010 - 1:42 pm 5 Comments

There was recently a water leak caused because of a hole in the EXTERIOR stucco in my condo unit that I own. The exterior hole/stucco have now been repaired by the HOA. However, there is water damage to my wood floors.

Who should pay for that? The HOA? The condo’s blanket insurance policy? My personal condo owner insurance policy?

Any advice or tips on making the responsible party pay for my floors being repaired is appreciated. Thanks.

First contact your HOA, if they take responsibility then it will be up to them if they want to file a claim with there insurance company or pay out of the funds in there reserve. If the HOA does not take action right away file a claim with your insurance company. Depending on The covenants, conditions and restrictions (CC&Rs) your insurance company will pay to repair your home and then subrogate against the HOA for the money they had to pay out. If it was me personally I would file a claim with my insurance company so that you have complete control over the contractor selection and the quality of work. If the HOA chooses the company to do the work chances are they will shop based on price not quality. This is your home and you want to make sure you protect what you work hard for.

How long should I hold on to a condo before I sell it?

August 6, 2010 - 1:42 pm 2 Comments

I am about to purchase a condo for $296,781. It is a luxury condo located in a new area of Newport News, VA called City Center. I was thinking about holding on to it for at least 10 years before I consider putting up for sell. Is there a optimum time to put a condo up for sale ? Also, would it be better to just rent it out? I am not sure if many people would rent luxury condos.

You can’t place a time on holding. Condo’s are the first to drop in price and in most current market there are no decent investments. If the market rises again you probably wish to sell. Give the market a chance to repair, sell it when the market is in an upswing…Don’t think to keep a property for a extended time period by gussing the future…10 years to hold real estate to profit is not a good investment unless there of course a market we had over the last 5 years which was not usual….Renting could be good to cover mortgage. If can’t collect mortgage you are tying up your funds for nothing.Have an agent rep you on the purchase especially in new developments…The developer will pay.
