In Indiana, can you count bedrooms on a lower level of a home w/ egress windows and a walkout as total rooms?

I am trying to purchase a home that has two bedrooms on the main level and two bedrooms on the lower level. The house is built into a hill, so to speak, and the lower level has a walkout and egress windows in the two bedrooms. Our offer was accepted and the appraisal was good for the price that we offered. However, the mortgage company underwriter didn’t like the comps and denied the appraisal because he said this was a 2 bedroom home and not a 4 as you can’t count the lower level as bedroom. The comps were all three and four bedroom homes. This all happened 15 hours before our closing. Is what the underwriter is saying true? Is there a law for Indiana that I can reference? If so, what is the name?

As an appraiser I can tell you that anything below grade (even if only 1 wall is below grade) CANNOT be counted in room count or living area. The Fannie Mae Guidelines for using the GLA (and room count!) say that only those part of the house that are “100% above ground” should be include in the GLA (and room counts!). If you’re trying to obtain a Fannie Mae or Freddie Mac loan the appraisal has to be compliant with their guidelines.

Rooms below grade are typically given credit as “finished basement rooms” on the appraisal grid under the “basement” section.

There are exceptions to this rule, however. Berm houses, which typically don’t have any area completely above grade, are considered homes on slabs in which ALL rooms and all square footage are counted.

If the property you are interested in qualifies as an earth berm house then another appraisal should be ordered. If your property is more of raised building with a walkout daylight basement – well, the underwriter was correct in saying that it is a two bedroom home and it should be compared to at least one other two bedroom home.

Appraisers are becoming more and more restricted in exceptions and adjustments which can be made.

I will soon have my credit to income ratio to the point where I will qualify for about a $150,000 home loan. Our income is not high enough to get much more than that. We will need a 3 bedroom home for our family of five, but there is very little in my price range with that may bedrooms unless I want to move an hour or more away from our jobs.

Would it be significantly more cost effective to build our own home? Where can I get more information on this? Googling offers me alot of junk and useless information that doesn’t help. If I built my own I would have to contract out for the major things like foundation, roofing/trussing, etc. I may be able to reduce costs by doing my own drywalling, siding, etc. though. The question is wether or not it’s practical enough to be worth my time.

Building a home will be the biggest headache of your life!!! DIY’ers have no business building houses unless you have been a carpenter and been on a new home job site at least four or five times. I have worked for a general contractor for a number of years and allow me to lend you this example.

My construction company and a DIY’er began building 2 homes of similar size, my company finished 3 months earlier passed every inspection the firsat time and finished under budget. To build a custom 3 bdrm home will cost more than 150 large. You have to include the price of land, a water meter, machinery to make a spot for the house, a driveway and much, much more.

Now if I were you, I’d look for a home that is around 80,000. Build a room addition to make it suitable for your family. If you still want to build, hire a General Contractor to run the job for you. It’ll get done faster, it’ll get done right the first time.

the town was home to the cloth/weaving industry in the 1600/1700′s any idea would be most helpful as i do not want to refer to them as bedroom 1 ..2..3..4.. etc …….

You could name them after various luxury fabrics like ‘the silk room’ or ‘the velvet room’ and so on.

I recently bought a home with 714 unfinished sq. feet upstairs. We would like to put in two bedrooms and a bath, nothing extravagant. Heat is already piped to the upstairs and electrical is up there but not wired in. No framing yet either. Any idea on what I can expect to pay in materials? Just looking for a rough estimate or window.

I would say around 5000.00 for materials includes studs, masonite doors, drywall, carpet, tub shower 3pc remodel, and stool and vanity.
Assuming you don’t buy top of the line bath fixtures. These are low to mid fixture prices..

I am curious if anyone knows how much it costs to add a couple of bedrooms onto your home? *2 story house?

It really depends, but if you want an pretty good estimate, just call the company that you would be hiring and ask them to do a free estimate, they’ll come out and look at your house and get all the details and tel you if it’s even possible, then they’ll give you the estimate, just call around see who’s available.

I recently got the Electrolux Oxy3 Canister Vac. I’ve had several uprights before and none of them did the trick. This vacuum is really great, and it has a tile setting and a carpet setting. It’s really quiet on tile mode. My house is 100% tile, but I have a few small area rugs and the vacuum is amazing on the carpet as well. It has a HEPA filter. I just ordered the washable one to save some money in the future on filters. The vacuum is lightweight and easily detaches for wand cleaning. There’s also a retractable chord. It’s pretty pricey (around $500), but I’ve found that that’s the price you have to pay to get a good vacuum. My parents have had an Electrolux for 30 years and it is still extremely efficient. I have a cat and a dog so getting the house clean is quite a task, and this vacuum gets it done.

On a side note, I also recently got the Hoover F4300 Floormax Supreme ($123 on Amazon.com) for washing the tile floors. I’ve tried several methods for cleaning tile and this thing is amazing. With the Electrolux and the Hoover, the time it takes me to clean my floors is more than cut in half.

It’s a new house, no ghosts.

This bedroom is located on the second floor which is operated by its own furnace. The walls and ceiling are all properly insulated. All of the vents are open and I leave the door to this bedroom open as well. Personally, I think the unit is undersized. You would think the problem would be covered under the warranty but my builder told me its not. He also told me to shut all of the vents upstairs, except this room, and crank the heat up to 76. That answer is simply unacceptable.

First, make sure that the duct has been connected. Turn the fan on manual on the thermostat and see if air moves through the vent in that beedroom. Next make sure that the attic above this bedroom and exterior walls are insulated.

A brand new house should be covered under warranty. The HVAC company should come out and check to make sure their work is complete and working right. The builder needs to know also so they can keep this problem from happening to other homes.

I know one of the homes I built a few years ago, the insulation contractor forgot to insulate the attic. We ended up paying for half of the gas bill for that month.

i would like it to have a large master bedroom with a big walk- in closet. also a nice master bathroom with a round tub and separate shower.

I have been looking for the exact same thing, prefer in darlington. But anyway it depends on where you are looking to move to. A site called mobile home.net has listings of parks and dealers in south carolina. GOOD LUCK !
