What are the responsibilities of a developer for providing wheelchair access in a new home?

I`m buying a new home but i`m bound on a wheelchair do to a car accident some times ago, and i would like to know before i sign anything and before i ask them and they will say , NO , u have to pay extra if there is a law that states that they have to make the home accessible for wheelchair access at no extra cost to me compare to the price of the house configuration ?

Any extra modifications you need are payed for by you. They are not required to make homes wheelchair accessible.

Will a civil engineering degree help me become a home builder or commercial developer?

It will help you some but not a whole lot unless you want to design, build, etc yourself. If you want to become a developer, you should study to be a contractor and obtain contractors licenses. you can always hire Civil Engineers to design it for you. Also, it takes longer to become an engineer and you are not an engineer until you possess Professional Civil Engineer Certification.

Why are Home Owners Association fees so high?

Gardening and maintenance for a real home would be less per month than what most of these condos charge their members. How can they be this high? Do the developers make deals with the management companies or something?
I don’t live in a condo. HOA fees are part of the reason why. Care to say what those expenses are?

Those fees not only pay for landscaping, but they also pay for insurance on common areas, lights inside the community, upkeep of parking areas, etc.

I want to build a home in a new subdivision. Is there room for price negotiation in a situation like this?

It’s a suburban subdivision, there’s a developer, there are display homes… After I pick all my options and I’m ready to sign the papers, can I negotiate price like you can do if you’re buying a pre-existing home?

Absolutely you can negotiate price. How much you can negotiate depends on your market, how much demand there is for houses in this price range and how well this subdivision is selling. It is the old law of supply and demand. If there are brisk sales in the subdivision, you might not get much off the house. But if sales are sluggish, you have room to move. Many subdivisions are offering trips, power tools, plasma TV’s, gym memberships, ATV’s, all kinds of incentives to get you to sign. Be prepared to accept those, or tell the agent to keep that stuff, you want money off the price.

what is the volume of the developer in home box dyes?

the drugstore boxed dyes…can i use a 20 volume instead to make it last longer?
nvm i think this one actually says 25 V huh…never seen that before..lol

It depends on whether it’s permanent color or demi-permanent color. Permanent color has ammonia and is usually used with the 20 volume developer found in the box. Demi permanent has no ammonia and is usually mixed with the 10 volume or slightly less than that provided in the box. I highly recommend using the right product for the right job. These formulations are done carefully so it’s usually best to just follow the directions that come with the haircolor

I bought a condo that has a structural problem that the home inspector didn’t find, who is responsible?

The condo building (6 units in total) has first level parking, during storms the snow melts thus causing water to pool in the garages. The builder should have built the garage to slope so the water drained out. Is this our responsible to fix since our home inspections did not catch this issue, or is it the developers since it is a structural problem with the building?

If it’s a condo, you are probably only responsible for maintaining your Unit. The unit boundaries and the responsibility for who maintains what are spelled out in the Condominium Declaration. Generally, the parking garage is a common element, which is maintained by the condo association. If the problem stems from a construction defect, however, the condo association may have a claim against the developer. If that’s the case, they should pursue it quickly, as there is a statute of limitations on such cases.

What type of home is better?

A house with 3 bedrooms or a double-wide. We have some land picked out because developers have bought our rental. I like houses and the way they look, but I live in a double-wide now and am kinda spoiled by the huge rooms in here vs. your avg. single story home. If I buy a new double wide or modular home would I be wasting my money. The size doublewide we were looking at costs $114k and is a modular home with 4 bedrooms 2 1/2 baths (master suite) and bonus room.
We have land also we would build a house, but we’d go through a homebuilder place and let them do it.

a site-built house or a modular will hold or increase in value, a mobile home will never appreciate…..long-term, financially, you’ll be better with a site-built or modular….. a true modular is almost identical to a site-built home and is totally different than a mobile home…… mobile homes and modular home are both considered "manufatured" homes but are TOTALLY different.

We build townhomes. We market primarily to 25-40 year olds.

THE BUILDING SOURCE or you could drop the word THE, so it would just be BUILDING SOURCE.
