What happens to the home equity if I refinance my home?

My house is worth around 123,000. We bought it for 119,000 with 10,000 down. Now I owe around 110,000. If we refinance the home, what will happen the the equity I’ve put in?

There is no change to any equity you might have in your house if you refinance only for the amount you currently owe. If you get a loan for more than $110,000, then you will be reducing the equity.

Is it better to borrow against home equity when you still have a first mortgage?

Our house will be paid off next year. We have some major home improvements to do in the near future. Will borrowing costs be more if we borrow against the equity after the first mortgage is paid off, or does it matter?

It all depends on the specific terms. Sounds like you have tons of equity. Odds are you can get a new first mortgage, taking out enough cash to cover the improvements, and you will be better off.

The interest rate is 3.49% on the home equity line. Will this be going up soon? I just worry that it might go really high sometime.
The rate is tied to the wall street prime rate. Prime – 1/4%

Depends on what it’s tied to. If the rate is tied to the prime rate, then it’s probably going to be okay for awhile. Even if it adjusts upward, the Fed rarely adjusts prime more than .25 % at a time.

Should I use my home equity line of credit to pay off my car loan and part of my student loan?

By using the HELOC, it’s going to free up several hundred dollars per month, and I can claim it as a tax deduction at the end of the year. On the other side, I’m eating up a sizable amount of home equity by doing so. I’m planning to pay them off either way–I can do it now with the HELOC, or after I sell my house, with the cashed in equity. Which route should I go? Does it make a difference?

Generally speaking, debt is debt, so whether it’s debt on your HELOC or a student loan or car doesn’t matter. Using your HELOC is usally a better deal because the rates are lower and as you mentioned, you can deduct the interest. The only thing I would caution is if the property values in your area are going down, you may not want to extend your HELOC too much and end up with either no equity or oweing more than the house is worth.
