Can someone tell me what a chamber room is used for in a victorian house?

August 6, 2010 - 1:34 pm 3 Comments

My house plans on my 1854 home has a large room 12 x 12 that is called a chamber room, its not a bedroom because bedrooms are next to it and smaller. What is it for?

I believe it is the bedroom or just another large parlor room in the house.

Back then some houses had chamber maids…who would most likely bunk near the large room, which would explain the smaller rooms near it.

If it’s large enough use it as a sort of family room.

How do I obtain structural plans for a house I’m buying in 93534.?

I am in the middle of a home purchase. And I had a home inspection done and he found allot of good and bad things. But one thing that the inspector saw, was that there was an add-on and suggested that I should go to the Lancaster City Hall (still apart of Los Angeles County) and pull the structural plans. Do they charge for them? And can I take them if needed? To prove to the current seller that the room was not permitted. And here is another question. If the house was built in 1951. Does a house become vintage at 1950 and earlier right? So this house should not be vintage right. That question deals with the upgrades to the plumbing and electrical and other issues that would be mandatory to do to sell the house, if it was not vintage.

The structural plans for the original house will, in all probability, not be available.

If the add on was permitted, the permit issuing agency (normally the County) will have a record of the permit issue and may have a copy of the permitted plans if not too old.

A quick, easy and cheap way to tell if an addition was permitted is to compare the area (in square feet) of the house as it is recorded in the County tax records with the area of the house as it now exists. If the numbers agree (within a few SF) the add on was permitted – if they do not agree it was not permitted. Property tax records are public documents and are available via the internet in many jurisdictions.

Building a house and house plans?

August 6, 2010 - 1:30 pm 4 Comments

Hi, i am curious about building a new house, I am a first home buyer and would like to build, we love a design from a major building company, but they have a bad rep :S is it possible to buy a plan off them? I know probably not likely but also, what if u just had a copy of the plan and took it to a private contractor? Would that be putting yourself in a position for legal action?

Your best bet is to buy plans from a reputable source and take them to your contractor. Also, remember that your house needs to be built according to the site it is going to sit on, so make sure you don’t just buy something without doing some solid research. The site below offers some excellent advice on house plans – from small homes to custom built large homes.

How can a good home owner take advantage of the bailout plans?

August 6, 2010 - 1:30 pm 6 Comments

I currently have an 80/20 mortgage with Countrywide. I am in good standing and have not been late on a single payment. I also have close to perfect credit and a great job.

How can I take advantage of the bailout plans? My house has lost 20% of its values since I bought it last year.

Re-fi. If your homes value has fallen below the outstanding loan balance then that won’t be possible. Your only option would be to see if the lender will renegotiate the terms of your loan.

Missing payments deliberately will clobber your credit and there is no guarantee that the lender would agree to any bailout plan. You could easily be shooting yourself in the foot.

Assuming that you can still swing the payments and have a steady source of income, your best bet would be to hunker down and wait out the market recovery and then refinance when it’s possible and prudent to do so. You need a roof over your head anyway and when things do recover your "A" credit will make it easy to lower your payments in the future.

Can I take the interior doors from my brothers house if he plans on filing bankruptcy?

August 6, 2010 - 1:30 pm 11 Comments

My brother is planning on filing bankruptcy and giving up his house in the process. I would like to use his interior doors to replace mine. Will this cause any problems for him? He hasn’t actually filed yet and still technically owns his home.

Does he have any nice light fixtures to go with the doors? And what about the kitchen cabinets are they newer than yours? The doors belong to the bank/mortgage company they are affixed to the property.

Restoring 100-yr old house-trying to find info, plans, or manufacturer to help w/original look, but how?

August 6, 2010 - 1:29 pm 3 Comments

Have tried to ask in our community, but not many left who may have known. Any where to go online? What keywords would help narrow it down? Already tried with no results: "looking for 100-year-old Queen Anne Victorian house plans bay windows turret 2 verdanas" We were told a couple years ago that the house was one of a few prefab homes brought in by rail by Sears, but had contact with Sears Roebuck Homes author who felt sure that wasn’t after seeing pictures. She thought perhaps Aladdin as Sears started building two years after our house was built. Have looked through hundreds of pictures. What to do?

Sears prefab houses are common. I have a number of house plans from that time frame. The Queen Anne Victorian could look like anything. If you can get a picture of it, that would be big help. Check with the local historian or newspaper for pictures.

If that doesn’t work , The exterior wouldn’t change much unless they added on at some point. You could figure that out by the foundation. The interior could have been cut up badly or not much at all. The clues for that are there, but most people will not want a Queen Anne Victorian interior.

I would restore the outside as much as possible, but a more modern interior would be fine.

Where do I find house plans from 1994 – 1995.?

August 6, 2010 - 1:13 pm 1 Comment

i am remodeling a Chateau Builders home from the 1994 1995 timeframe. It is a Colonial with a basement.

Well, the only thing I could come up with is their website. You can write to them and ask if they have a stash of plans for your remodeling job. I’ve actually went as far as getting with the original architect for plans for a home I wanted to build although he worked for an architectural firm. He was glad to send me a copy for about $25 (a lot at that time).
