How can I change owner of a group to a different member?

I started to change the owner to a moderator. YG asked if I wanted to remove owner priviledges? That is fine if I can change a different moderator to owner statux.

Is the owner of rental property required to test for lead-based paint prior to renting?

The owner currently has no knowledge as to whether the property contains lead-based paint; however, the property was built pre-1978. Must an owner test for lead-based paint before they can rent? The property is in California.

I think that they just have to disclose that the property was built before 1978 and "may" contain lead based paint.

Its been a month that I rented the house but because of personal problem I need to get out the country. I talked to the owner and proposed to her to keep the deposit and give her an extra month payment of rent. The house is clean and disoccupied in this case what would happend?

It depends on the laws where you live.
You don’t mention if the owner of the house has agreed to your suggestion? If she has, then there probably isn’t a problem, especially if she’s able to get someone else to rent it.

I am the owner of 10% of a private held c-corp..I have received no dividens for several years while the majority owners get large saleries and expence accounts. I would like to request an audited finacial statment to find out exactly whats going on.

Maybe yes and maybe no. It depends upon your state laws. Since you have certain rights as a minority stockholder go see a lawyer about this. The general underlying principle is that the majority employee stockholders can’t discriminate to the detriment of the minority non-employee stockholders. Only the laws in your particular state can help you sort this out and you’ll need a trusted lawyer for this not some unknown person on YA.

What should I ask the owner of a restaurant when considering purchasing the place?

I am looking at buying a small cafe and I am trying to think about what questions I should ask the owner. What are the hidden costs in a restaurant, that a newbie may not think to ask? I have list of questions, but would love suggestion to make sure I am on the right track and have not overlooked anything.

You would want him to give you his past 3-5 years operating statements. That means his income statement and tax bills. If you don’t know how to interpret them, find someone who does. Go to an accountant and ask them what kind of income they usually see in businesses such as that. Ask him what vendors he uses and talk to the vendors about pricing and things like that. That will get you on pretty solid ground as far as finances go.
Then you’ll want to get into things like why he’s selling the place. Go around to the other businesses and ask them if they’ve noticed any trends (i.e. increased/decreased traffic) and if they know of any negative things that may be happening in the future (code changes, construction in the area, etc.) Ask him to take you on a tour of the place too, and show you how things are run currently. Maybe you can spot problems as he takes you around.
Try and see how old equipment/furniture is in the shop. If some of it will need repair or replacement in the near future, obviously that will detract from what you’re willing to pay. Also, get a copy of the lease agreement (if they have one) and make sure its terms are in line with what you want to do with the business. If you plan on keeping things as they are, then this isn’t such a big deal; but if you want to take things in a new direction, there may be restrictions set forth in the lease agreement that prevent you from doing certain things. If they own the building, you may want to get it inspected.
Last, but not least, talk to the customers that go to the store and the employees (if they’re aware the business is being sold). Ask them what they think about the store and why they go/work there. Ask them what their least favorite part of the store is (maybe it’s something you can change).
Do all of that, and you should be in pretty good shape. WRITE EVERYTHING DOWN! There’s no way you’re going to remember it all. Good luck!!

How long does a property owner have to remove an unpermitted room addition?

One of my friends owns a property in the city of Garden Grove, CA. This property has an unpermitted room addition, which the city has ordered him to demolish. He currently does not have enough money to remove the addition. Can he stall the process somehow or what are his options? How long does he have to remove the addition?

The property was purchased in its current condition. The city has ordered him to demolish the rooms and turn it into a carport because the property has no garage. The part of the home that used to be the garage was built into extra rooms by the previous owner who somehow obtained permits for that.

The previous owner never had a permit to convert the garage, or the owner would not be being asked to demolish it.

If he writes to the city, or OC development and explains that he does not have the finances at this time, but that he will do it by such and such a date, and that the room will not be used as living space meanwhile they may be kind.

The reason they have to ask him to convert it back to a garage is because it is a fire hazard, so he probably doesn’t want to be using it as a room anyway. It is really unsafe, who knows how the previous owner has rigged up the electrical.

Moving into house where last owner had a Cat and I am very allergic to Cats?

I am planning on moving into a home where the last owner had a Cat and has since moved out. I am very allergic to cats, but am planning to have the carpets deeply cleaned in order to try to get all of the allergens out. Is there any more I can do, or should I not even consider moving into the house? Any ideas or other people who have gone through the same thing?

before living in the house, replace all carpet & padding, clean the air ducts, wash walls & cabinets with warm soapy water, and replace all window coverings.

I found a parrot on the street. How do I find the owner? The bird has a leg band with letters and numbers on it, can that be used for identification? It is a big green parrot.

Or go to yahoo group type in "911ParrotAlert" and register into the group. After registering, you can post the bird you found. FYI for everyone as well, this group has a posted a registered band owners/breeders. You can trace some of the bird that has a leg band.

We looked at a new home whose builder is the owner and seller. Is it possible to get a good deal if you buy from the builder/owner vs a realtor? I thought the realtor helped to bargain and get the buyer the best deal. Who draws up the offer letter in the case of purchase from owner? I’m new to this.

No, a Realtor can’t negotiate a lower sales price. You won’t necessarily get a better deal by not using one, because the Realtor fees are typically paid by the seller. However, a Realtor can help you understand the fine print of a sales contract. Without a Realtor, any sales agreement between a buyer and seller is legal and binding–you don’t need any special forms. However, I would have a real estate attorney review the sales contract.
