How To Buy A Lender REO Foreclosure

August 12, 2010 - 12:41 am 4 Comments

Welcome to How to buy a Foreclosure video series.
In this video series I explain One of Five ways to buy REO’s. REO’s are Real Estate properties owned by a Lender. Why would a lender take a loss and work with you to buy a property under market value? Because lenders are not in the rental property or property owning business. If a lender has a large backlog of unsold foreclosures. Such as new homes, unfinished homes, condos or even apartments. That lender is losing money very fast. If the market is slow they can foresee big losses. This creates an opportunity to save big and buy below market value.

Get a fix on that leaky faucet and the door with the broken hinge by using the perfect home tool kit.

To complete this How-To you will need:

A claw hammer
2 adjustable wrenches
An L-shaped, six-sided wrench
A set of screwdrivers
A staple gun
Clamping and locking pliers
A tape measure
A combination square
A torpedo level
A handsaw or handheld circular saw
A utility knife
A cordless drill
A glass cutter
A stud finder
A flashlight
A pry bar
Gloves
Safety goggles
A tool box or plastic bin

Step 1: Purchase quality

Purchase quality tools. Although they may cost more, they are a good investment in the long run.

Tip: Buy tools gradually. Don’t break the bank by buying everything at once.

Step 2: Buy fastening tools

Buy fastening tools, including a claw hammer; adjustable wrenches; an L-shaped, six-sided wrench; a set of screwdrivers; a staple gun; and clamping and locking pliers.

Tip: Two adjustable wrenches are handy when loosening a fastener or valve. One wrench turns in the opposite direction of the other.

Step 3: Select measuring tools

Select measuring tools, including a tape measure, a combination square, and a torpedo level.

Step 4: Include cutting and drilling tools

Include a handsaw or handheld circular saw, a utility knife, a cordless drill, and a glass cutter for projects that require cutting and drilling.

Step 5: Don’t forget the basics

Make sure you have such basics as a stud finder, flashlight, pry bar, gloves, and safety goggles. These are among the most commonly used toolbox items.

Step 6: Keep your tools organized and stored safely

Store the tools in one spot so you can always find them when you need them. Invest in a container to hold them, whether an expensive tool box or a plastic bin.

How To Buy Renters Insurance

It isn’t only homeowners who need to protect their belongings from fire, theft, or other damage. Renters can, and should, get insurance as well.

To complete this How-To you will need:

A rented apartment or house
Belongings you want to protect

Step 1: Evaluate your belongings

Estimate the value of your belongings. This will help determine the level of insurance to purchase.

Step 2: Itemize everything if possible

If possible, itemize everything, noting value and purchase date. This will make filing a claim much easier.

Step 3: Cash or replacement value

There are two types of insurance coverage available, cash or replacement value. Cash coverage takes into account the age of your belongings, while replacement value covers the actual cost of replacing items.

Tip: When selecting coverage, consider an item’s value to you, as well as the ease of replacing it.

Step 4: Look at specific policies

Your car or health insurance may also offer renters insurance, but be sure to shop around. Your current company may offer discounts, but they aren’t the only game in town.

Step 5: Consider any extra floaters you may need

Consider buying a floater, which provides extra coverage. Many policies limit the payout value for items in a particular category, such as jewelry or electronics.

Step 6: Ask for discounts

Check for discounts. If your apartment has a security system, that may qualify you for a discount, as could smoke detectors or high-quality door locks.

Step 7: Read your policy and understand it

Just because you have a policy doesn’t mean everything you own is covered in any situation. Does your policy include flood or tornado damage? Be sure to find out.

Step 8: Don’t be afraid to ask questions

Don’t be afraid to ask questions. The more you know, the better decision you can make.
